Deciding to sell your house or property is a major, life-changing event. But I can help make the whole selling experience is not only stress-free but even enjoyable.
Helping Make Your Decision
If you’re contemplating selling, a good first step is for us to meet and discuss your goals with the sale: are you down-sizing? relocating? hoping to trade-up? wanting to free up funds? Knowing your reasons for selling your home or property will help me to determine how to best market it.
Following our discussion, I’ll prepare for you a detailed Market Analysis that will take into account recent sales of comparable homes in the area, the current market, your goals and a number of other factors that can determine your selling price and plan. With a firm selling price and plan, you can have the confidence that your goals will be met.

We can also discuss how to prepare your home for sale and I’ll give you ideas for putting your property’s best features forward. For several ideas on how to easily enhance the sale-ability of your home, see “Quick Tips to Increase Your Profit” below.

Tips to Increase Your Profit
Do you know what immediate home improvement can generate a high return when you sell your home? It’s light! People shop with logic, but they buy on emotion. Bright rooms appear larger and more inviting.
Your budget may be tight, but brightening your rooms with higher-wattage light bulbs is a modest fix that can create a warm invitation to your potential buyer…and create more dollars for you. If you can spare a few more dollars, an investment in upgraded, updated light fixtures can pay off big time.
Here are a few more tips that can help turn your house into a “hot property” when it’s time to sell:
- Decorate for your target market. For instance, if you’re an empty nester with a large family home to sell, create or freshen at least one of your bedrooms as a child’s room. Perhaps create a “Chalkboard” wall with paint for a fun look.
- Spruce up kitchens and bathrooms. Improvements in kitchens and bathroom offer the highest return on investment. But if you can’t afford those granite counter tops, update the cabinets with new hardware or a fresh coat of paint.
- Matching your market. New paint can add appeal, but be sure your paint colors match your neighborhood and buyer type: bold colors for an artistic fee or neutral tones for more conservative buyers.
- Flower power. Use fresh flowers in key rooms and plants beside the front door to add instant curb appeal.
- You can take it with you. Buy fabulous bedding, towels and shower curtains for an instant “makeover.” They’ll add perceived value, and best yet, you can take them with you when you sell.
- Get rid of clutter. Sell, donate or store excess furniture, toys, clothing.
- The sweet smell of success. A recent survey revealed that a prospective buyer’s first impression upon entering your home is its smell. There are a variety of products available now to rid rather than mask odors caused by pets, smoking and stale, musty basements.
